Get ready for a new neighbor, Las Vegas.
Whenever I hear about Coyote Springs, I think of the golf course. It's about an hour north of Las Vegas, right off of I-93 (the Great Basin Highway). You know that Loves Travel Stop you pass on the I-15 on your way to Mesquite? Instead of continuing on that highway, you veer left, like you're going to Ely.
About half an hour past that point, you hit Coyote Springs. Which, at present, is not much more than that golf club. But there are forces behind developing that area that have been working for two decades to make it happen. In fact, Senator Harry Reid originally gathered people in 2006 to celebrate the building of the new city.
But there have been a lot of hurdles since. Developers have hit all kinds of litigations and other snags, most recently issues regarding water supply. But the developers, San Francisco's Seeno brothers, are determined to move the project along. And more than $300 million has already been put into the community, the Review Journal reported.
Coyote Springs won't be a small town.
On the contrary, the plans for the 40,000 acre plot of land are pretty elaborate. Including about 160,000 homes and a casino resort. And in the beginning, at least one small general store and healthcare facility. But that's just until people start moving in. Then Coyote Springs could grow into a city of about 250,000 residents. To put that into perspective, Pahrump's 2023 population was recorded as about 42,500. And Mesquite has about 22,000 people currently.
So what does this have to do with Las Vegas residents? Well, the more Las Vegas grows, the more expensive land parcels are getting. And it's getting harder and harder for developers to find good parcels of land to build on. But people moving into Las Vegas for work are still going to need somewhere to live.
I went to high school in a city that is an hour north of Los Angeles. And it grew pretty quickly when housing in L.A. got ridiculous. Cities within driving distance of a major city have a lot of appeal for people. Some want to get more for their housing dollar. Others just want to avoid the daily grind of the city life.
Just a quick ride from Valley of Fire, Coyote Springs is surrounded by a lot of nature and clear skies. And there are a lot of stars to see beyond the haze of the Las Vegas strip.
If they can just get the legal stuff figured out, Coyote Springs might actually happen, finally.
